We Have Our Favorites, But What Makes A Christmas Movie A Classic?
Maybe you and your family are gathering round the new 65 inch TV that Santa brought and snuggling in with some hot cocoa for your yearly holiday movie marathon.

Your tradition may include It's a Wonderful Life, or cheering on the Grinch's loyal dog Max, or fighting with your spouse over whether or not Die Hard is a Christmas movie.

If you celebrate Christmas, you probably have a movie that you consider the best. There's personal preference, but what other elements give a Christmas movie staying power for generation after generation?

Host Scott Detrow talks with NPR's pop culture correspondent Linda Holmes about what makes a classic a classic.

Nick Kyrgios ON: How to Deal with Being Misunderstood & Stop Trying to Live Up to People's Expectations

Nick Kyrgios ON: How to Deal with Being Misunderstood & Stop Trying to Live Up to People's Expectations

Tired of being misunderstood all the time?

Are you looking for ways to stop living up to other people's expectations?

Then this podcast is for you.

Today, Jay Shetty welcomes world-ranking professional tennis player Nick Kyrgios. Nick burst onto the pro tennis scene in 2012 after a prolific junior tennis career. Since his start he has captivated fans with a larger than life personality, passion for the game, and unpredictability. Kyrgios has won 7 singles titles and 4 doubles titles in his career, but 2022 marked the first time Kyrgios displayed his dominance making it to his first Grand Slam Final, winning 3 singles titles, and 3 doubles titles. He also reached the Quarter Finals of the 2022 US Open beating then-ranked No. 1 Daniil Medvedev and is one of the few players on Tour who have beaten the Big Three (Novak Djokovic, Roger Federer, Rafael Nadal) at least once.

In this conversation, Nick opens up about how his strong personality online has sparked hate and negativity - how misunderstood his persona is and how different he is with friends and family.

Nick also briefly talks about dark times, dealing with depression and addiction and turning the most difficult phase of his life into a pivotal moment to have the best year of his life when he reached the Wimbledon final. He also talks about looking at life beyond tennis and what awaits him in the future.

In this episode, you will learn:

    • How to accept your flaws
    • How to overcome fear and anger
    • How to turn your life around
    • How to deal with negativity
    • How to become your best self

A truly inspiring story begins with a challenge and ends with a triumph, and Nick has just proven to us that success isn't elusive when you dream big and work hard for it.

    With Love and Gratitude,

    Jay Shetty

Idina Menzel ON: How to Be Present without Self Judgment or Criticism & The Importance of Consistency to Achieve Your Goals

Idina Menzel ON: How to Be Present without Self Judgment or Criticism & The Importance of Consistency to Achieve Your Goals

What was your biggest dream as a child?

Growing up, did you have the best environment to pursue these dreams? Or did you need to set them aside for a different purpose in life?

Today, Jay sits down with the iconic voice behind Elsa from the film Frozen, Idina Menzel. Idina's other well-known character is Elphaba in the original Broadway production of the musical "Wicked." She co-authored the children's book, Loud Mouse.

One of the big takeaways here is how our dreams and ambitions are like living entities, always changing and growing, just like we are. As we navigate life's various chapters, our goals shift in response to what matters most to us. It's a reminder that it's perfectly okay for our dreams to evolve and expand as we do.

Idina has a way of nudging us to appreciate diverse viewpoints and experiences. The podcast encourages us to embrace this and to seek understanding and connection with others. There's a powerful message about the strength in being open, vulnerable, and compassionate in a world that can sometimes be a bit harsh.

    In this interview, you’ll learn:

    • How our dreams evolve throughout the years
    • How to navigate challenges that come our way
    • How to be less self-absorbed in certain situations
    • Why understanding someone has limitations
    • How to allow your authentic voice to be heard

Ultimately, this conversation is like a friendly nudge to live life on our terms, free from the weight of other people's judgments. It's an invitation to explore our ever-changing perspectives, to find strength in resilience, and to chase our passions with fervor.

    With Love and Gratitude,

    Jay Shetty

741: Seeing Greene: The Cash Flow "Golden Age” Could Be OVER
The golden age of cash flow real estate investing could be over as we know it. For the past decade and a half, landlords got used to buying standard homes that made a killing in cash flow. Combine that with exponentially appreciating home prices, and anyone who purchased a property in the past ten years looks like an investing oracle. But now, the tide is starting to turn, and rookie real estate investors are struggling to find any house in almost any market that can cash flow. So what happened, and why has the nation’s cash-flowing real estate suddenly disappeared?  Welcome back to another Seeing Greene, where your “don’t just go for cash flow” host, David Greene, is back to drop some real estate knowledge for ANY level of investor. In this episode, we get into why it’s so challenging to find real estate deals that cash flow in 2023, when to invest in an appreciation vs. cash flow market, and whether or not to sell a property that isn’t profitable. Then, we switch gears and touch on how to vet a private lender you met online and whether or not an out-of-state rental rehab project is too risky for a brand-new real estate investor.  Want to ask David a question? If so, submit your question here so David can answer it on the next episode of Seeing Greene. Hop on the BiggerPockets forums and ask other investors their take, or follow David on Instagram to see when he’s going live so you can hop on a live Q&A and get your question answered on the spot! In This Episode We Cover: The “Golden Age” of cash flow and why it might finally be over in 2023 How to pivot when you can’t find a “deal” in today’s housing market Cash flow vs. appreciation markets and which makes for a better long-term bet What to do when your rental property isn’t profitable and how to know it’s worth selling Vetting private money lenders and why you should NEVER send money to one Out-of-state renovations and rehabs and why rookie real estate investors should stay clear of them Delayed gratification and why it’s the true path to building wealth  And So Much More!
