Moment 136: 3 VITAL Questions To Ask Yourself If You're Feeling Trapped In Life (Relationships, Work & Financially): Adam Alter
In this moment, professor of marketing and best-selling author, Adam Alter discusses how to become unstuck in life, work and relationships. The first thing is to understand what it actually means to become stuck, this often means judging whether to keep going with a particular path or to quit. In these instances Adam thinks it is best to think about the opportunity cost of leaving a goal behind, especially as research shows that it is nearly always a good idea to keep going beyond the point where it starts becoming hard as this is where growth happens. However, too often we quit as we view any sort of difficultly as a problem. One of the key ways that Adam thinks we can become unstuck is by simplifying a problem as much as possible, we can do this through what he calls a friction audit. This means knowing what is and isn’t important, what’s getting in the way, and how you can subtract it. Sold Out: Rethinking Housing In America is back with an all new season.

The third season of Sold Out examines the intersection of the climate and housing crises. Hosted by Erin Baldassari, the series tells the stories of families and communities throughout California, as they grapple with the ways that climate is challenging the very idea of home. Sold Out shines a light on the solutions that can help us all face the future, highlighting the people who are actively working to protect their communities. This series questions assumptions that dictate how and where people live, while examining the barriers – whether political, financial or social – that hold us back from embracing or realizing change.

Listen to Sold Out wherever you listen to podcasts.

Special Episode: Mary Roach & Fuzz

Special Episode: Mary Roach & Fuzz
Where can you find banana-stealing macaques, dumpster-diving bears, flower-destroying gulls, and dangerously-exploding trees all in the same place? In a book by Mary Roach, of course. In this TPWKY book club episode, we’re joined by world’s funniest science writer and award-winning author to chat about her latest book Fuzz: When Nature Breaks the Law, a rollicking tour of the many ways that humans and wildlife clash and the varied attempts to mitigate this conflict. Our conversation carries us across the globe as we discuss why “man-eating cat” is a misnomer and how the Vatican takes pest control very seriously, and through time as we contemplate the changing nature of conservation and the hopeful future of human-wildlife conflict. If you’ve ever wondered about the forensics of wildlife attacks (in other words, what’s going on in the Ponderosa Room?) or whether scarecrows work like they’re supposed to (spoilers, they don’t), then this is the episode for you. 420: Finding the “Sweet Spot” in Multifamily: Scaling to 150+ Units with David Grabiner

420: Finding the “Sweet Spot” in Multifamily: Scaling to 150+ Units with David Grabiner
David Grabiner takes the term “long distance investor” to the extreme. While he was a hospital administrator in the Democratic Republic of Congo, he was calling real estate agents in Chattanooga, Tennessee trying to scoop up multifamily deals. David started out by partnering up with his father, buying a quadplex that helped him get his initial training in property management. He later scaled up his and his father’s investment portfolio to 24 units, and then, within 3 years, scaled up his own investments to 150+ units! This meant that David had to quit his job and go full-time into real estate investing. He did it, and he isn’t looking back! Now David is a deal-finding machine, buying directly from listing agents and becoming one of the go-to multifamily investors in Chattanooga. Whether you own one single family home, a dozen duplexes, or hundreds of apartment complexes, you’ll take something away from David’s in depth discussion on property management, landlording, and tenant screening. In This Episode We Cover: Finding your “unfair advantage” and how it can help your investing career Approaching different investors with different points of view The importance of networking for off-market deals Why you shouldn’t be scared to be “the owner”, and actually use it to market yourself to others How to find, screen, and keep tenants in place How you can quickly increase a property’s value (simply by being a great property manager) Finding the “sweet spot” in multi-family deals Setting up systems for automated property management (so you can scale!) And SO much more! Links from the Show BiggerPockets Forums David's Instagram Brandon's Instagram BiggerPockets Podcast Buildium Collegedale Credit Union BiggerPockets Podcast 362: Big Goals?
