A striking aspect of the report is the 29.3% decrease in sponsor sales from the previous quarter, coupled with a 38.9% reduction in total sales volume. These figures indicate a cooling in transaction activity, which could be attributed to a variety of factors, including market saturation, economic headwinds, or a natural cyclical downturn. Despite this, the rise in median sales prices points to a market that values quality and location, with buyers willing to invest in premium new developments.

Neighborhood Spotlight: Diverse Trends Across Manhattan

The Upper West Side stands out as a beacon of activity, capturing 20.14% of Manhattan's new development sales, underscoring its allure among buyers. The report also highlights significant variances across neighborhoods: Midtown East experienced the most substantial quarterly upswing in PPSF and median sales price, suggesting a resurgence of interest or a unique market condition favoring this area. Conversely, the Upper East Side faced the largest downturn, possibly due to shifting buyer preferences or an adjustment in pricing strategies.

Highlight Transactions: Central Park Tower and More

A notable transaction in the report is a sale at Central Park Tower, where a unit sold for $18,077,475 or $5,373.77 per square foot, showcasing the high-end market's vitality. Such transactions, while exceptional, underscore the enduring appeal of luxury developments in prime NYC locations.

Since 2020, Sheba has been running “Speakeasy” – a comedy club at Three Monkeys - a bi-level bar/restaurant on Manhattan’s West Side, 7 days a week. She also costars in the latest iteration of The Jackie Mason Musical, portraying her mother.

The play written by Ginger in 1983 (originally appearing as herself) chronicles Jackie & Ginger’s 10-yearrelationship from the time they first met in Miami to Sheba’s birth, the front-page news paternity suit, Jackie’s finger flip on The Ed Sullivan Show (which nearly cost him his career), and lots more! Former U.S. President Donald Trump has been for the first time found liable for sexual abuse against magazine columnist E. Jean Carroll. After a civil trial that lasted two weeks and under three hours of deliberation, the jury found Mr. Trump not liable for rape but liable for sexual abuse and defamation. The jury ordered him to pay Ms. Carroll 5 million dollars in compensatory damages. During the trial, she testified that Donald Trump had sexually assaulted her in a Bergdorf Goodman dressing room in Manhattan in either 1995 or 1996.

John had an intensely neurotic upbringing on the Upper West Side of Manhattan that left him with the best and the worst that the neighborhood has to offer: extreme cultural acumen *and* a ton of intergenerational pain, resrespectively
He lived in New Orleans from the age of 18-32, first in college and then wallowing on-and-off in the degenerate filth of that city's service industry: a localized hell of drugs, alcohol, hook- ups, broken dreams and lack of commitment.

He spent years in his 20s traveling the world, working on sustainable local agriculture projects. This gave him a deep and abiding love for local food, food systems, and alternative ways of living and being. It was also a way for him to run from his problems (fun fact: one can never run from that which they carry within themselves).

-In late 2020 he went through a horrendous breakup after his fiancée came out as a lesbian. This drove him to the absolute PIT of temporary pleasure-seeking, and was the catalyst for him to, after a period of intense pain,turn his life around.

-Since getting healthy he has established a citywide food rescue program that currently feeds thousands of families a week with edible but unsalable food donations that would otherwise be thrown out. This is an extension of his love for self and his drive to heal his own system: healing a broken food system.

He  experienced an apartment fire on August 1, 2022. This was a massive blessing in disguise-- by stripping him of "everything", He learned that, with the proper perspective, nothing of value can ever be taken from us, because what is truly valuable are our internal assets. Following the fire, he didn't skip a beat with his program, either.

Jon have found that coaching others is THE GREATEST FEELING IN THE WORLD.
