We had the great deal of the Decatur Fire Department blowing through downtown, heading 51 South. I'm not sure what was going on there, but hopefully they're all safe. And that's got to be the worst time in the world. I mean, not that there's ever a great time to be a firefighter and have to do that job. But when it's so cold and you think about trying to put out fires and the water that turns into ice and everything else, it's just got to be a miserable time.
I watched recently a video of somebody showed me, I think probably from TikTok or YouTube or something. Fire truck coming in hot, you know, like it needs to into a cul-de-sac and then it was all ice and it started sliding and rolling and it crashed into a house. It wasn't there. I mean, they were responding to an emergency, but once they got there, it was treacherous in a different way.
It's just one of those things. So be careful out there. And if you hear the sirens, make sure you're stopping with plenty of time as well. OK, first made ticket window. We have a line of tickets to give away for next Wednesday is the next home game. And that is Penn State, I believe. Yep. Home at Penn State at the State Farm Center. So we'll be giving away two pairs of tickets for that. These are physical, right? These are these are digital. I email them. I've had nobody.

So you'll be able to watch some football and then go right into the line of game and then they play again at home Wednesday. Eight those will be the tickets that Wednesday, the eighth is that Penn State Saturday, the 11th is probably what you meant. They play USC. I'm sorry. What? No, January 5th this Sunday.
Yeah. Yeah. They play Washington, then the eighth. Oh, I seriously. I'm sorry. I didn't mean to correct you. I have two home games back to back after these two. No, they're playing. I was just saying before they get home, there's another game on that coast swing with Washington that's taking place Sunday and then they'll be back at home on Wednesday for the home game, which is the ones we will be giving tickets away to. So, you know, hey, easy peasy. Thanks to first mid and the ticket window. We've been doing this. I don't know how long.
I don't have clue longer than I've been here. Well, by a decade, probably two. I mean, it started out as the team. So I take it window and then through the sale and all that, the first mid ticket window, but the same sponsor. And I can't tell you how many Cardinals games, how many Alainai games. I mean, there have been few times them playing the number one team Tennessee just a couple of weeks ago and almost pulling that off. Yeah. Coming down to the literal last second.

And we're going to be doing a lot of that as we celebrate our century party. We're going to be taking the century tour out of the road all this year. And a lot of ways for people to get involved. But here's the thing. This birthday party isn't for us. It's for the community, you know, 100 years of telling, you know, this community stories.

And, you know, the first hundred years of this, of this radio station were filled with all sorts of things, stories being told and different things that have come and gone and need to be remembered, need to be retold, some things that still exist. And it'll be fun to see what the next hundred has and which has already begun. And it is fun and it's not.

Like as an old school throwback,
to the 50th anniversary. I love that. And I remember being at enterprise school, we would do cookbooks where we would bring in our recipe. And I don't know who did all the work, but we would one teacher probably would bring in our recipe. They'd type it up to fit the format and then they would cloth bound these little things. I did the art for one. Yeah. And you buy them as a fundraiser. We have a couple of them. Yeah, I still do too. I did like in the third grade or something. I drew the picture that was used for the cover for the cover. Oh, nice.
So there's the 50. There's a stamp right here that says spiral brown bound on the top. Yeah, 50 a half century of service. The golden anniversary.
Yeah, it's cool. Does it open horizontally or is it vertical? And the cover looks like it would be the other way. But no, it's vertical when you get into it. Yeah, it looks like it'd be like a desktop calendar the way that they didn't. But you got the cover doesn't match that or 50 years ago. They didn't have standards. Yeah. I just noticed and the 50th, the half century of service. I have a cigarette lighter from this as well. Oh, neat. Like the Zippo is a gold too.

And when they finally did get going at three o'clock yesterday afternoon, Notre Dame was ready and beat Georgia 23 to 10 in what was a quarter final game in the 12 team college football playoffs. And as a result, Notre Dame moves to the semi finals.
and we'll play Penn State Thursday night at the Orange Bowl. The other semi-final is Ohio State against Texas in the Cotton Bowl on Friday. Notre Dame season has been eventful. I mean, they opened with a road win against a ranked Texas A&M team and then came a home just a stunner on September 7th when they laid an egg and suffered a shocking loss to Northern Illinois.

back here on a Friday and every Friday this time we have the Brink Otter home highlight but at the beginning of the month we check in with Tom Brink Otter and this is a great time to check in because it's a new year January but we also can reflect back on what 2022 2024 ended up looking like and where we think 2025 is heading cold out there this morning huh?
I'm sorry I got the wrong mic on my bed. Go ahead. Let's get a little chilly. We're going to have some stuff between now and Monday. How much hopefully it misses us a little bit. We're not too bad. But hey, you can curl up this weekend on your laptop or your iPhone or whatever it is and peruse through Brinkado.com. It's one of my favorite things to do when you're chilling out. What did we end up looking like in 2024?
Well, let's talk about December because the year 2024 finished with a bang. We had quite a jump in volume in December 24 versus December 23. We went from just under 12 million in volume last year to almost 16 million in volume this year. That's almost a 32% increase in volume December on December. Give me an idea of what, I mean, in your business, how big is a 32% increase?
That's huge. I will say there was a couple of really big sales in December. Doesn't hurt. One was a package deal of about nine houses that sold. So we have that quite often. But the thing of it is, Brian, is the units were down 13%. So we only had 81 units sold. But the volume was up because, again, as we've been talking for the last couple of years, average sales prices continuing to climb.
So average sales price for December. And this is going to be skewed quite a bit. Was $195,000. But that's because of those three or four really, really big sales. OK. And when you look at those big sales, because we've talked about a couple of those, you don't want to bring out our home highlight. It's an interesting market out there, right? I mean, a lot of different levels.
Yeah, it kind of depends on what your price range is, where the marketing times and exposure times are, you know, high end is high end, right? Yeah, but that audience is looking specifically, they find it banned, they're moving in. That's right. Yeah, that's right. You can get a heck of a lot of house in this market for your money. There's no doubt. And what do we think 2025 is going to look like? Or I mean, it's way too early to probably have any indicators, but what are you expecting?
Well, if you look at 24, it was up over 23. OK, all three key indicators that we look at units were up almost 2%. Average sales price is up to 158, too, which is the highest I've ever seen it. Yeah, I mean, that's that's quite a bit. Yeah, that's up 7.1% over 23. And then volume was up 9% to $196 million. OK, so we had a nice little
three to twenty four. Interest rates are kind of the key to this. And what's happened is as they kind of went back up. They're hovering right now around seven percent. The Fed's been cutting the rate a little bit, but the mortgage rates haven't gone down. The mortgage rate isn't necessarily tied to the Fed rate. The lenders set the mortgage rates. But I look for interest rates to be in that six
to maybe seven and a quarter range throughout the year. Hopefully they'll come down and get in the fives. But if you look historically over time and you think of a six, six and a half percent interest rate, that's not really bad when you look back over the last 30 or 40 years. Sure. That would have been unheard of.
I'd like for 2025 to be a really good year. All right. So talk a little bit before we get to our property today. $29.53 Bentley Court. when you're looking right now you know obviously the weather looks terrible over the next few days but you know are we still in those trends of like okay now everybody's hunkered down for winter so I'm gonna be less likely to sell my house or is
This time that might be a really good time because a lot of people are doing just that. I think it's a good time. Right now, if you want to get your house on the market, inventory has dropped down into the mid into the hundred and thirties. There are 136 homes when I checked last night active for sale. That number has been running in the 160 to 170 range. So December, that'll tell you December was a good year because we had more pendants and the active listings dropped.
which means inventory is still extremely low. And if you put your house on the market right now, you have less competition for your home and supply and demands what's driving the market value. Yeah, and moving is moving, right? I mean, everybody goes, well, it's cold. Yeah, I don't know what the moving trucks are still going to be the moving trucks.
Yeah. The guy's picking up the stuff and moving. They're going to pick up the stuff and move it. Well, you know, you got you got to consider if you put it on now. Let's say it's on for for two weeks and then you got at least a 30 day close if somebody's getting a mortgage. Yeah. So by the time you're ready to move, we might be, you know, whether we're heading towards St. Patrick's Day. That's exactly right.

I have and I'll tell you what, if my favorite, this is growing on me and it's from looking at these houses. I was like to start with my favorite thing and it is that sunroom man, especially in that neighborhood. And I looked up the dimensions. It's 10 feet. It's like 24 feet or something. It feels like it's 40 feet by like 25 feet. All that natural light.
just beautiful view. I saw that it has the double of it in the kitchen. I saw the countertops. I think they're they're granite and then all the different space. But I really like the outside the backyard backyard. Oh my goodness. Yes. Here's the thing. You have a beautiful lake view.
but not Lake House taxes. So you've got a great view of the lake and you just save yourself several thousand dollars right by not actually being on the lake. Because when you get on the lake your value goes up. That's exactly right. So but this is I mean you talk about that backyard view right and the fire pit area you know right there next to it down the stairs. It just
That looks like I think about, you know, football season and the ball hanging out, you know, it's an unbelievable house. It also has got a character. It's got two walkout levels out to the patio and the kitchen is phenomenal. If you if you're a cook, it's got an island kitchen, granite countertops, nice spacious kitchen. It's just a it's a great house. It's got a cooktop in in the in the island there.
with seating as well. So you could almost do your own little hibachi right there and cook it and serve it hot right away. I mean, the kit you're right, Tom, the kitchen is beautiful. I think I saw three different fireplaces and I'm a goodness, a basement, all the things I want. And you talked about the walkout. There's a lower patio on the back where there's a grilling area, you know, kind of shielded.
And then along the side, there's this huge space. They have a work table sitting out there, but you can see that space being used for all sorts of different things. And then that nooked out backyard experience with the fire pit right there is Brian pointed out. This house is meant for entertaining.
Or not. Or not. And I'm telling you, I bring that to the table. Nick wants to always throw a big party. I don't want to throw a party. I like the idea of being into a party every night, just it's our party. It's just us. But I like the nooks and the, you know, it's got character. It's not cookie cutter. And it's also when you think about the bones, I mean, you could go anywhere you want to go with this, right? It doesn't have a particular style inside, meaning you're not like
you're not going to have to do a lot of work to put your own thumb print on this. And this is one of the homes with a decatur address at nine times in school. I'm looking at all the patio area, the decks, the levels. I mean, isn't this a lot of patio relative to, I mean, premium houses have a lot of, you know, stone and whatnot.
at this price point. That's a whole lot of finished outdoor experiences, isn't it? It's a great outdoor experience. And Nick, the added bonuses that you you have multiple walkouts to the patio. So when you're on a different level, you can walk right out to the patio. And that patio goes around the corner of the house and down the north side of the house. So it's huge. Yeah, it is just different views from every level. And this is what I always like to look at first. You know, yes, you know that it's for bad, right? It's it's three full baths, half bath.
You've got how many square feet? You've got 3,012 square feet, you know, 1930 above, uh, uh, uh, total finished above grade. You got the main, you got the upper, you got the basement. 106 dollars a square foot is your price on this house. Yes, sir.
I'm telling you, I mean, that's it's just unbelievable. We're we are with a lake view. We are sitting in one of the most affordable housing markets in America right here in Decatur, Illinois. That's a hundred and six dollars a foot for three thousand square feet. And I'm noticing in a lot of the rooms some crown molding. I'm noticing the extra long vanity in the bathroom.
I'm noticing some things that make me ask this question. And I'm going to ask it wrong. But is this a sneaky premium house built into what would be considered just a run of the millhouse? Is this sneaky fancy? Well, I think there's been some upgrades to it, Nick. You know, you don't really have a quartz island when this home's built. So over the years, the homeowners have done some things. And I will tell you that it's got a brand new roof and brand new siding.
Wow. So, you know, your typical risk gonna last 25 years, so there goes that maintenance cost for the next.
you know, 20, 25 years and then brand new siding, which I don't know this for sure, but it could have been a factor of the hell storm. A year ago, a lot of new siding, a lot of new roofs. There's a lot of new reasons. No doubt. But you're right when you're thinking about making an investment. And this is, you know, it's three, it's three nineteen nine. You know, I mean, it's it's a, but it feels like these houses we've been looking at that are like five and six. The amenities inside feel that way. I have that feeling. Well, the view you're not going to be. No.
And once again, I point out Lake View, not Lake House, which makes a big difference in the taxes you're going to pay because you're still going to get that spectacular view. And that area is a year long view. I mean, I think people think about Lake stuff, but man, in the fall when all that foliage across the lake turn, I mean, it's a
If you want to talk about views, a lot of lake views are better in the winter because there's no leaves on the trees. Yeah, you can see the whole thing. You can see the whole thing. And one other thing I want to point out about this house is it's got two bathrooms with double vanities. People don't think about that a lot, but that's a really, really nice convenience having two vanities in your bathroom. And one of them even has like an extra looks like eight feet of countertop running off the double vanity. It's ridiculous. And some of the basic things I always like to point out
right there. It looks like sidewalk right there. You've got neighbors. They're fairly close. Be of privacy fence. You've got. I mean, it's just a nice setup. Really not a lot of land to take care of. Just like point two acres and double garage. Yeah. I mean, as the house is built up over the top of the garage. Very nice. A lot of character. Great
character, but it also it's in a lot of ways will be your own blank canvas coming in, right? I mean, you could do I just I think about like what your decorating taste is, you know, or you can temporary traditional. I think you could put anything in this house.
